NOTICE OF TRUSTEE’S SALE OF LAND

Under and by virtue of the authority vested in me as Trustee in that certain Deed of Trust dated December 1, 2022 executed by Clarence B. Walker III and Julia G. Walker unto William F. Schneller as Trustee, to secure an indebtedness therein described to R. Spencer Ritts, said Deed of Trust being of record as Instrument No. 2022-11472 and being refiled as Instrument No. 2023-152 of the land records of the Clerk of the Chancery Court of Lafayette County, Mississippi; and default having been made in the payment of the indebtedness thereby secured, and the undersigned having been requested by the legal holder of said indebted ness to foreclose said Deed of Trust, notice is hereby given that I, as Trustee aforesaid, will, within lawful hours, at the front door of the Lafayette County Chancery Building, in the City of Oxford, Mississippi, on
TUESDAY, MARCH 17, 2026
offer for sale and sell at public outcry to the highest bidder for cash, the following described property, situated in the County of Lafayette, State of Mississippi, to wit:
A fraction of the Southeast Quarter of Section 3, Township 7 South, Range 3West, Lafayette County, Mississippi. This property contains 1.167 acres more or less and is described in more detail as follows:
Beginning at a ½” iron pin set, said pin being located 1355.17 feet east of and 2339.22 feet North of an existing ½” iron pin being accepted as the Southwest corner of the Southeast Quarter of said Section 3; run thence South 88 degrees 50 minutes 27 seconds West a distance of 226.12 feet to a ½” iron pin set; thence North 08 degrees 00 minutes 46 seconds West a distance of 190.69 feet to a ½” iron pin set on the south right of way of Long Street; thence along said right of way with a curve turning to the left with a chord length of 191.66 feet, with a radius of 530.00 feet, with a chord length of 190.62 feet to a point; thence North 67 degrees 11 minutes 35 seconds East along said right of way a distance of 65.39 feet to a ½” iron pin set; thence South 00 degrees 05 minutes 30 seconds East leaving said right of way a distance of 83.69 feet to a ½” iron pin set; thence South 08 degrees 08 minutes 01 seconds East a distance of 91.11 feet to a ½” iron pin set; thence South 05 degrees 02 minutes 41 seconds West a distance of 77.10 feet to the point of beginning. All bearings are determined by solar observation.
The purchaser will be required to pay the full amount of his bid in cash at the time of the sale. I will sell and convey only such title as is vested in me as Trustee.
