PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF SALE

WHEREAS, on the October 21, 2022, Paul Dwain Goolsby and Shelia Edwards Goolsby, executed a Deed of Trust to 20/20 Title, LLC, Trustee for the use and benefit of Mortgage Electronic Registration Systems, inc., as beneficiary, as nominee for Amerisave Mortgage Corporation, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Lafayette County, Mississippi, in Deed of Trust October 27, 2022, Document No. 2022-10118 thereof;

WHEREAS, said Deed of Trust was ultimately assigned to Planet Home Lending, LLC by assignment on file and of record in the office of the Chancery Clerk of Lafayette County, Mississippi, in December 23, 2025, Document No. 2025-11628 thereof; and

WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Foundation Legal Group, LLP fka Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in August 31, 2026, Document No. 202608161 thereof; and

WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP fka Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.) Lafayette County Chancery Court, 300 North Lamar Boulevard, Oxford, MS 38655, on November 20, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Lafayette County, State of Mississippi, to-wit:

The land hereinafter referred to is situated in the City of Oxford, County of Lafayette, State of MS, and is described as follows: All that part of following described real property which lies West of County Road 251, to wit: The South One-Half (1/2) of the Northwest Quarter (NW 1/4) of Section 10, Township 8, Range 1 West, being 80 acres, more or less.
Less and except a parcel of land situated in the Northeast corner of the South One-Half (S 1/2) of the Northwest Quarter (NW 1/4), of Section 10, Township 8, Range 1 West, being 5 acres, more or less.
The South One-Half (S 1/2) of the Northeast Quarter (NE 1/4) of Section 10, Township 8, Range 1 West, less that part of said South One-Half (S 1/2) North of Pettis Creek, being Seventy acres, more or less.
Also Five acres out of the Northwest (NW) corner of the Southwest Quarter (SW 1/4) of Section 10, Township 8, Range 1 West, described as commencing at the Northwest (NW) corner of said Southwest Quarter (SW 1/4) and running thence South 17 rods; running thence East 48 rods; running thence North 17 rods; running thence West 48 rods to the point of beginning.
Also: Fraction of the Southwest Quarter of Section 16, Township 8, Range 1 West, more particularly described as being the North 5 acres off of the West 10 acres of a certain 44 acre tract of land as described as being the NE fr SW 1/4 of Section 16, Township 8, Range 1 West, as same appears in deed record Book 103, at Page 450.
Less and except: That certain deed to Wesley Bradford Bell and wife, Brooks Allyson Bell of 881 CR 251, Oxford, MS 38655 dated August 30, 2019, and being recorded in Deed Book 2019 at Page 007113 of the records on file in the office of the Chancery Clerk of Lafayette County, Mississippi.
Less and except: That certain deed to Edward L. Hood and wife, Lou Ann G. Hood, dated April 19, 1978, and being recorded in Deed Book 334 at Page 78 of the records on file in the office of the Chancery Clerk of Lafayette County, Mississippi.

Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
