SUBSTITUTE TRUSTEE’S SALE
WHEREAS, on January 12, 2024, Willie Ervin Mays, Jr, executed a Deed of Trust to Dawn Graeter, Trustee for the use and benefit of Southern Security Federal Credit Union, which Deed of Trust is on file and or record in the office of the Chancery Clerk of Lafayette County, Mississippi, under instrument number 2024-315 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Brittan Robinson, as Substitute Trustee therein, as authorized by the terms thereof, by instrument number 2026-7593 in the office of the aforesaid Chancery Clerk thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that, Brittan Robinson, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, beginning at 11 o’clock a.m. at the West Front Door of the Lafayette County Courthouse, 300 North Lamar Boulevard, Oxford, Mississippi, on the 22nd day of September, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in the city of Oxford, Lafayette County, State of Mississippi, to wit:
Lot No. 30, Twin Ridge, Sardis Reservoir, located in the SE ¼ Section 35, Township 7 South, Range 5 West, Lafayette County, Mississippi, more particularly described as follows:
Beginning at a point located at the Southwest corner of Lot No. 30 from which point the Southeast corner of Section 35 bears S. 50 degrees, 15 feet E., 4,577.49 feet distant; run thence N. 20 degrees, 34 feet W., 215 feet, to a point; thence N. 64 degrees, 44 feet E., 108.26 feet, to a point; thence N. 44 degrees, 10 fee E., 107.76 feet, to a point; thence S. 62 degrees, 33 feet E., 200 feet, to a point; thence S. 49 degrees 46 feet W., 360.13 feet, to the point of beginning containing 1.2 acres, more or less.

This sale is subject to 2026 County taxes and 2026 School (ISD). This sale is also subject to annual special assessments including Solid Waste.
This sale is subject to that certain unsigned plat of Twin Ridge Subdivision which would be applicable to Lot 30 as found in Plat Cabinet A, Slide 63 (printed date is 1958, no other recording information available).
The title is believed to be good, but Brittan Robinson will sell and convey only as substitute trustee.
This is an attempt to collect a debt and any information obtained will be used for that purpose.
