NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI
COUNTY OF LAFAYETTE
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated May 22, 2019, executed by STEVEN THOMPSON and TAYLOR JOYCE THOMPSON conveying certain real property therein described to DENISE MCLAURIN, as Trustee, for REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Lafayette County, Mississippi filed and recorded May 30, 2019, at Instrument Number 2019-4015; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 15, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the West Front Door of the Lafayette County Chancery Court, 300 North Lamar Boulevard, Oxford, MS 38655 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Lafayette County, Mississippi, to wit:
LOT 82 OF TARA ESTATES SUBDIVISION, ACCORDING TO THE OFFICIAL MAP AND PLAT OF SAID SUBDIVISION ON FILE IN THE OFFICE OF THE CHANCERY CLERK OF LAFAYETTE COUNTY, MISSISSIPPI, IN PLAT CABINET A, SLIDES 78 AND 79, AS OF NOVEMBER 18TH, 1987, AT 4:00 P.M. REFERENCE TO WHICH IS HEREBY MADE, AND BEING A PORTION OF SECTION 7, TOWNSHIP 8 SOUTH, RANGE 3 WEST, LAFAYETTE COUNTY, MISSISSIPPI.
PROPERTY ADDRESS: The street address of the property is believed to be 304 WISHING TREE LN, OXFORD, MS 38655. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
