PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF SALE

WHEREAS, on July 12, 2021, Timothy Jerome Abrams and Hannah G Abrams executed a certain deed of trust to June Gorman, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Guaranty Bank and Trust Company, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Lafayette County, State of Mississippi in Instrument No. 2021-7539; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated February 24, 2026 and recorded in the aforesaid Chancery Clerk’s Office in Instrument 2026 - 01495; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Lakeview Loan Servicing, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on April 24, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the West Front Door of the Lafayette County Chancery Building, located at 300 North Lamar, Oxford, MS 38655, to the highest and best bidder for cash or certified funds the following described property situated in Lafayette County, State of Mississippi, to-wit:
A parcel of land in the Northeast Quarter (NE 1/4) of Section 13, Township 8 South, Range 3 West, Lafayette County, Mississippi, and being more particularly described as follows:
Begin at an iron pin found on the North right of way line of Mississippi Highway #30, said iron pin being located 312.1 feet North and 1457.2 feet West of the Southeast corner of the Northeast Quarter (NE 1/4) of Section 13, Township 8 South, Range 3 West; run thence North 7 degrees 23 minutes 00 seconds West, leaving the North right of way line of said road for a distance of 187.50 feet to an iron pin found; run thence North 85 degrees 20 minutes 52 seconds East for a distance of 132.04 feet to an iron pin set; run thence South 9 degrees 47 minutes 42 seconds East for a distance of 181.37 feet to an iron pin set on the North right of way line of Mississippi Highway #30; run thence South 82 degrees 37 minutes 00 seconds West along said North right of way line for a distance of 139.52 feet to the point of beginning of the herein described parcel of land. Said parcel contains 0.57 acre, more or less.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
