WHEREAS, on February 25, 2009, Marilyn L. Pegues, a married woman and Leslie D. Campbell executed a certain deed of trust to Jay Morris, Atty, Trustee for the benefit of JPMorgan Chase Bank, N.A. which deed of trust is of record in the office of the Chancery Clerk of Lafayette County, State of Mississippi in Instrument No. 200901580; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated May 8, 2023; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, J.P. Morgan Mortgage Acquisition Corp., the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on June 21, 2023 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the West Front Door of the Lafayette County Chancery Building, located at 300 North Lamar, Oxford, MS 38655, to the highest and best bidder for cash or certified funds the following described property situated in Lafayette County, State of Mississippi, to-wit:
Lot 7 in the Pine Green Subdivision, described as follows:
Starting at the Northwest corner of the Northeast Quarter of Section 9, T8S, R3W, of Lafayette County, Mississippi; run thence South for 918.6 feet; thence East for 135 feet to a point on the East R.O.W. of Old Highway #7; run thence S 26° 00’ E along said highway for 497.9 feet to a point; thence N 64° 00’ E for 275 feet; thence N 64° 53’ E for 98 feet; thence N 66° 01’ E for 254.1 feet to the point of beginning. Run thence N 73° 14’ W for 251.5 feet; thence N 31° 01’ W for 128.2 feet to the stake on the South side of a paved street; run thence N 39° 43’ E along said street for 136.8 feet to a stake; thence S 51° 44’ E for 195 feet to a stake; thence S 26° 11’ E for 179.6 feet to a stake; run thence S 66° 01’ W for 14 feet to the point of beginning.
Being the same property as that described in Warranty Deed recorded in Deed Book 366 at Page 639 of the records in the office of the Chancery Clerk of Lafayette County, Mississippi.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
