SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on May 1, 2018, Jarrod C. Watson and Ana T. Garcia, husband and wife executed a certain deed of trust to H. Fariss Crisler, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Residential Mortgage Corporation, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Lafayette, County, state of Mississippi, on May 2, 2018, as Document Number 2018-3413.
WHEREAS, Freedom Mortgage Corporation, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on March 2, 2023, as Document 2023-01571; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 12, 2023 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Lafayette County in Oxford, Mississippi, to the highest and best bidder for cash the following described property situated in Lafayette County, Mississippi, to wit:
Lot No. L33 of Pebble Creek Subdivision, Phase 1, as said lot is set out and shown on the official map and plat of said phase of said subdivision found among the land records of Lafayette County, Mississippi, in Plat Cabinet C, on Slide 77, as of August 16th, 2017, at 11:00 A.M., reference to which is hereby made in aid of description hereof.
More commonly known as: 1002 Pebble Creek Dr, Oxford, MS 38655
I will convey only such title as vested in me as Substituted Trustee.
