SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS on September 30, 2019, Jeffrey D. Gandy executed a Deed of Trust to Hughes Brown, PLLC, Trustee, for the benefit of Mechanics Bank, which Deed of Trust is recorded as instrument number 201908382 in the office of the Chancery Clerk of Lafayette County at Oxford, Mississippi; and WHEREAS, pursuant to said Deed of Trust, Mechanics Bank, did on January 27, 2022 duly and legally appoint CrowMartin, PLLC as Substitute Trustee in the place of the original Trustee, with all rights and privileges of the original Trustee, which said Substitution of Trustee was duly and legally filed for record on February 1, 2022, and is recorded as instrument number 2022-944 in the Office of the Chancery Clerk of Lafayette County, Mississippi; and, WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, Mechanics Bank, having requested the undersigned Substitute Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Trustee’s fees and expenses of sale;NOW, THEREFORE, CrowMartin, PLLC, Substitute Trustee in said Deed of Trust, will on the 18th day of August, 2022, offer for sale and will sell at public outcry, to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the West door of the County Courthouse at Oxford, County of Lafayette, State of Mississippi, the following described land and property situated and lying in Lafayette County, Mississippi, to-wit:
Beginning at an iron pin on the North R.O.W of a Paved County Road (CR 430) at a distance of 1335.52
feet South and a distance of 1595.42
feet West from the Northeast corner of Section 30, Township 10 South, Range 2 West, Lafayette County, Mississippi and running thence along said R.O.W. with a 756.14
foot radius curve to the left having a bearing of S 35 Degrees 11’ 06” W, a chord distance of 350.46
feet and an arc length of 353.68
feet; thence leaving said road N 37 degrees 36’ 58” W a distance of 354.133
feet; thence N 89 degrees 26’ 23” E a distance of 420.60
feet to the point of beginning and containing 1.25
acres, more or less, and being in the Southwest quarter of the Northeast quarter of said Section 30.
I will convey only such title as is vested in me as Substitute Trustee.
